An Older Home in a Great Location, or a New Home in an Ordinary One?

US Real Estate 101 · Buying Decisions

Some buyers want a turnkey home with everything done. Others have a limited budget but still want a great home. How should the second group decide?

Key Takeaways

  • Start with what cannot change: location, setting, views, and schools.
  • If the home is dated or the layout is not ideal, buy first and improve it over time.
  • In great locations and school areas, sensible renovation spending can often be recovered at sale, sometimes with extra gain.
  • Over-improving in an ordinary area may not be valued by the next buyer.
  • Avoid highly personal styles; choose clean, modern, quality finishes. Big renovations on a new home behave more like consumption.

1An Example of an Older Home Renovated

Touring Palos Verdes, Fei Li was working with experienced investors who look for dated homes with great views, buy them, and renovate to raise their value substantially.

Another home seen that day was a good model: the current owner bought an older home around 2015 and renovated it to near-new condition, with a large balcony on each of three levels and ocean views from the primary bath. The asking price after renovation was far above the original purchase price, and it drew offers above asking.

2On a Limited Budget, Lock In What Cannot Change

Fei Li's advice: choose the big, fixed factors first — location, setting, views, and schools — and accept some compromise on a dated interior or less-than-ideal layout.

Buy before the home appreciates significantly, then improve it gradually. In such homes, renovation money is usually not spent so much as converted into home value, with a chance to recover it at sale.

Buy what you cannot change, then change what you can.

3When Renovation Money Comes Back

This applies specifically to areas with great views and schools, where renovation makes the home more appealing — for example, about $200,000 in work might add about $400,000 in sale price, though that is never guaranteed.

  • Ordinary locations: with average schools or views, heavy renovation may not be valued by the next buyer.
  • Overly personal style: highly individual choices may put off the next buyer. Choose clean, modern, quality finishes with broad appeal.
  • Big renovations on new homes: spending $1 million on a $2 million new home and expecting to sell for $3–4 million is unrealistic. Finishes depreciate with use and time and look dated after five to ten years; if spending pushes the price far above the area, it is hard to sell at that level, and owners often lose money.

4Limits on Additions in View Areas

In scenic areas like Palos Verdes, many communities strictly limit additions — homes in front often cannot add height that would block ocean views behind them. That protection benefits view owners, but buyers should learn how much they can change a home before buying, based on local rules and community covenants.

FAQ

Q:On a limited budget, older home in a great location or new home in an ordinary one?

Usually prioritize what cannot change — location, views, schools — and renovate the interior later.

Q:Can I recover renovation costs when I sell?

Sensible, broadly appealing renovations in great locations and school areas have a better chance; over-improving in ordinary areas or on new homes is often hard to recoup.

Q:What renovation style helps resale?

Clean, modern, quality finishes with broad appeal, avoiding highly personal designs.
