The Most Common, and Least Necessary, Buyer Question: Why Is the Seller Selling?

Buyer Tips · Cultural Differences
For many overseas buyers, selling a home suggests that something has gone wrong. In the US, selling is completely routine.
Key Takeaways
- The US has no household registration system, and people often move across states for work, one of the most common reasons to sell.
- Americans tend to think in terms of asset allocation and may sell property to reinvest elsewhere.
- Many young families must sell their first home to move up, which is why US communities often mix small and large homes.
- Rather than asking why the seller is selling, study the mandatory disclosures (TDS, SPQ, and others) and get a thorough inspection.
1Reason 1: Free Movement, Driven by Work
There is no household registration system in the US. Moving from the East Coast to California means updating your address with the DMV and getting a new license; children can enroll in local schools and you can open bank accounts right away. People relocate for better jobs, and job changes are common.
One of Fei's client couples moved from Boston to Irvine for work and sold their Boston home. Remote work has made such moves even more common.
2Reason 2: An Asset Allocation Mindset
Many Chinese families believe in preserving what they have built and passing homes to the next generation. Many Americans instead allocate assets: after owning two or three properties, they sell some and invest the proceeds elsewhere.
This difference also affects turnover. Communities where owners prefer to hold long term tend to have fewer listings.
3Reason 3: Sell to Move Up Within the Community
Many young Americans become financially independent at 18 and graduate with student debt, saving hard for a first down payment. When they want a larger home, they usually cannot keep the old one and fund a new down payment, so they sell first.
That is why many large US master-planned communities include apartments, townhomes, and large detached homes, so residents can move up without leaving. Fei himself has moved three times within the same community.
The house itself matters more than why the seller is selling.
4What Really Matters: Disclosures and Inspections
When overseas buyers ask why a seller is selling, the real worry is hidden defects. In California, sellers must complete standard disclosures such as the Transfer Disclosure Statement (TDS) and Seller Property Questionnaire (SPQ), covering known defects, unpermitted work, insurance claims, deaths on the property within three years, and more.
If a seller knowingly conceals a problem and the buyer can prove it, the buyer may have legal remedies. So most sellers disclose fully and let buyers decide. Buyers should read every disclosure carefully and hire a professional inspector. For legal questions, consult an attorney.
FAQ
Q:Can I ask the seller why they are selling?
You can ask, but sellers are not required to explain personal reasons. Focus on disclosures and inspection reports instead.
Q:What must California sellers disclose?
Standard forms such as the TDS, SPQ, and natural hazard disclosures, covering known defects, alterations, insurance claims, and more, as required by law.
Q:Are there disclosures for new homes?
Builders use their own contracts and disclosures. Read them carefully and consider your own inspection.
