The Problem Every Financed Buyer Faces: When the Appraisal Comes In Low

Lending · Appraisals
It used to be that a $1 million home with 20% down plus closing costs required roughly $210,000 to $220,000. In a market where appraisals lag, that math no longer holds.
Key Takeaways
- Lenders lend on appraised value. When the price exceeds the appraisal, the buyer pays the difference in cash.
- Appraisers rely mainly on recent closed comparable sales, so in a fast-rising market, appraisals naturally lag current prices.
- Experienced agents advise buyers to lower their search budget and reserve cash for an appraisal gap.
- Listing agents can attend and provide comps and upgrade lists, but appraisers judge independently and cannot be pressured.
1Why Appraisals Fall Behind
Appraised value rests mainly on recent closed comparable sales. When prices rise month after month, this month's sales are already well above last month's, while the appraisal still relies on last month's or older data, so it lags.
In one example from the video, a home sold more than $200,000 over asking and everyone expected a short appraisal. In another case with an unresponsive appraiser, the value came in more than $100,000 below the contract price.
2What a Low Appraisal Means
Lenders lend a percentage of appraised value. If the price is $1.1 million, the appraisal is $1 million, and the loan is 80%, the lender lends $800,000. The buyer now needs $300,000 instead of $220,000, plus closing costs.
Many buyers are not prepared and discover too late that they are short, which can force them to cancel or default.
In this market, buying at a price that appraises is almost impossible.
3How Buyers Can Prepare
- Lower your search budget: if you qualify for $1 million, look at $800,000 to $900,000 homes and keep cash for a possible gap.
- Estimate the gap: look at the highest recent sales on the same street or in the same community and plan for perhaps $100,000 to $200,000 extra.
- Understand the appraisal contingency: it protects you but weakens a competitive offer. Waiving it only makes sense if you can cover the gap.
All of this assumes you truly love the home. If you do not, and do not want to bring extra cash, do not force it.
4What Sellers and Listing Agents Can Do
On appraisal day, the listing agent usually meets the appraiser and provides recent comps and a list of upgrades. In this case the listing agent was out of the area, so Fei attended on their behalf.
Appraisers must judge independently, and no one may pressure the result. Sellers should also be prepared: beautifully staged homes that sold far above asking may face larger gaps, and even buyers without an appraisal contingency may struggle to accept it, so the deal can still wobble.
FAQ
Q:Can I challenge a low appraisal?
You can submit a reconsideration of value through your lender with stronger comps, though the outcome is not guaranteed.
Q:Can I finance the appraisal gap?
Generally no; it usually must be paid in cash. Ask your loan officer.
Q:Do cash buyers need an appraisal?
No lender appraisal is required, but buyers may still order one for their own reference.
