- Port Streets
Port Streets

Same Newport Beach Neighborhood: An Older Home Near $2.6 Million or a New Build Near $7 Million?

US Real Estate 101 · Buying Decisions
One is a finished, fully furnished new home; the other is an older house with approved rebuild plans. The price gap is large, and so are the differences in time and control.
Key Takeaways
- Port Streets is an early master-planned community in Newport Beach; many young families who grew up there want to return, so renovated or rebuilt homes are in demand.
- The roughly $7 million home: newly built, smart-home equipped, move-in ready; going from old house to completed rebuild took about three years.
- The roughly $2.6 million home: its value is mainly its roughly 8,000 sq ft lot, with rebuild plans conditionally approved, saving a lot of approval time.
- Rebuilding would take about 18 months after approvals, with full freedom to choose materials and design.
- Being near a school cuts both ways: easy for kids, but with traffic and noise at drop-off times.
1Why New Homes Are Popular in Port Streets
Port Streets was one of Newport Beach's earlier large, master-planned communities, much like Irvine's. Many Newport residents now in their 30s and 40s grew up there and want to raise their own families there, but not in dated houses, so new or deeply renovated homes are especially popular. A home the team had listed there earlier, in the $4 million range, sold above asking in a day.
2Option 1: A New, Finished Home Near $7 Million
This 5-bedroom, 5.5-bath home replaced an older house. Its design and craftsmanship are excellent, with whole-home smart controls including automated skylights, an indoor-outdoor fireplace, and an outdoor fire area — and furnishings included, move-in ready.
From buying the old house to finishing the rebuild took about three years: roughly one year for design and approvals and two for construction.
3Option 2: An Older Home With Approved Plans Near $2.6 Million
The single-story older house itself has little to note; its value is the roughly 8,000 sq ft lot, large for Port Streets. The elementary school is diagonally across the street, so children could simply cross to class.
More importantly, rebuild plans were conditionally approved by the city and HOA: a new home of about 4,000–5,000 sq ft with a three-car garage, a downstairs guest suite, library, family room, formal dining, California room, and BBQ area, and an upstairs primary suite with a deck. A buyer could make final tweaks and start building, finishing in about 18 months and saving substantial approval time.
One buys a finished product and time; the other buys land and control.
4How to Choose
- Budget: carefully total the rebuild cost — purchase, design changes, construction, financing, and carrying costs — and compare with the finished home.
- Time: the finished home is ready now; a rebuild still takes about 18 months even with approved plans.
- Control: rebuilding lets you choose colors and materials and enjoy the process, but carries construction risk.
- Location: being near a school helps children, but consider drop-off traffic and noise.
Also, since the 2022–23 school year, California public schools have provided free breakfast and lunch to all students regardless of family income.
FAQ
Q:How long does a tear-down rebuild take?
It depends on approvals and construction. In the video's example, it took about three years from purchase to completion; with approved plans, construction takes about 18 months.
Q:What does "conditionally approved" plans mean?
The city and HOA have approved the design in principle, but specific conditions must be met before building permits are issued; check the approval documents.
Q:Are free meals in California public schools available to all students?
Yes. Since the 2022–23 school year, California public schools provide free breakfast and lunch to all students.
