In a Cooling Market: How Sellers Avoid Stale Listings and How Buyers Find Value

Selling & Buying · Cooling Market
In the same market, some homes sell quickly at good prices, while others sit for three months with repeated price cuts. The difference is often not the house itself, but the seller's mindset and preparation.
Key Takeaways
- Once you decide to sell, the home is a product on a shelf. Buyers compare price per square foot and differences from nearby sales; they do not pay for your memories.
- Price to today's market. Listings priced on rates and inventory from months ago tend to sit.
- Strong personal touches like family photos, keepsakes, and memorial items make it hard for buyers to picture themselves there.
- Selling is a small investment for a big return: cleaning, decluttering, and staging cost little relative to the price.
1Seller Lesson 1: Treat the Home as a Product
Buyers do not know your memories and cannot feel them. In an open market they look at price per square foot and how this home differs from nearby sales: add value for a pool, subtract without one; add for a recent remodel, subtract for dated finishes.
Your personal taste in colors and decor does not increase market value.
2Read the Market as It Moves
The homes we saw that day were good, but several had been listed for more than one hundred days. The reason was simple: their asking prices still reflected the market, rates, and inventory of months earlier. When the market moves and expectations do not, the home rarely sells.
The reverse is also true. Strong pockets remain competitive. A small new community we toured had only about twenty homes, with a waiting list several times that size. A cooling market overall does not mean every home is cold.
3Remove the Personal Labels
One of the best homes we saw had not sold mainly because it felt too lived-in: walls of family photos, art, keepsakes, even a memorial display. Buyers struggled to imagine living there.
Before listing, pack away strongly personal items so the space feels neutral, clean, and bright.
Selling is a small investment for a big return.
4Approach Selling with an Investor Mindset
Many owners want nothing more to do with the house once they decide to sell. But spending several thousand dollars on cleaning, repairs, and staging is a small fraction of a one or two million dollar sale, and it can shorten market time and raise the price.
Think of the same person leaving home without getting ready versus dressed for an event. The impression is completely different, and so is a well-presented home.
5Buyers: Flip the Logic
For buyers, reverse it. Look for homes with mediocre photos, no staging, and poor presentation, but strong fundamentals such as lot, layout, ceiling height, orientation, and view.
These homes often attract fewer competitors, so you may buy at a more reasonable price and improve them over time. An older Newport Beach neighborhood we toured had lots averaging close to 20,000 square feet; the homes were dated, but the wide frontages are valuable to a trained eye. Get an inspection and a renovation budget before you buy.
FAQ
Q:My home has been listed a long time. What should I do first?
Ask your agent for current comparable sales to check pricing, then review photos, staging, and personal items that may affect first impressions.
Q:Do I need a professional stager?
Not always, but professional staging usually helps. At minimum, clean, declutter, depersonalize, and improve lighting.
Q:How do I judge a poorly presented home's fundamentals?
Focus on what cannot change: location, lot, view, orientation, ceiling height, and layout. Finishes just need a budget and an inspection.
