Comparable sales,

A Good Buyer's Agent Will Sometimes Talk You Out of a Home

US Real Estate 101 · Buying Strategy

A responsible buyer's agent does not simply push you to offer more. They tell you honestly what the market data says a home is worth, and what it may take to win it.

Key Takeaways

  • An agent's opinion should be grounded in comparable sales, not just the list price.
  • Some homes require offering above asking; others are not worth the price. A good agent tells you either way.
  • Scarcity, such as location or a rare single-story layout, can push a sale above the comps.
  • Market value and a home's value to you personally are different; the buyer makes the final call.

1How an Agent Judges Value

The main tool for judging price is comps — recent sales of similar homes nearby. On this tour in Irvine's Woodbridge, comparable homes had not sold at this asking price, and the home itself lacked major upgrades such as a full remodel or addition.

So I would tell a buyer plainly: in my view, this home does not support its asking price.

2Why a Home Can Still Sell Above Comps

It sounds contradictory, but it reflects the market. This home has a great location and is a single-story layout, which is rare in Irvine; older buyers or those who want to avoid stairs have few options. When inventory is scarce, such homes can sell above comps.

On the other hand, for some homes I tell buyers clearly that they will need to offer above asking to win. That advice is also grounded in data: nearby sales, competition, and what makes the home special.

Market value is one thing. What a home is worth to you is another.

3The Buyer Makes the Final Decision

An agent's job is to provide objective data and professional advice. How much a buyer loves a home, and what it means for their life, only the buyer can judge. If you love the location and layout and accept the cost of updates, paying more may be worth it to you.

So "talking you out of it" is not about stopping you; it is about making sure you decide with full information and no regrets.

FAQ

Q:What are comps?

Comparable sales: recent sale prices of similar nearby homes, the primary basis for judging whether a price is reasonable.

Q:Will a buyer's agent push me to overpay for a bigger commission?

A responsible agent gives objective advice based on data, including telling you when a home is not worth the price. Look for an agent willing to say no.

Q:Is a home worth buying above comps?

It depends on scarcity and its value to you. Review the data, then decide based on your needs and budget.
