The Missing Factor in Choosing a Great Home: Climate

US Real Estate 101 · Choosing a Home

Buyers often ask what kind of home holds value best. I used to name three factors: good schools, good views, and a large lot. I have since realized a fourth matters just as much — climate.

Key Takeaways

  • Four factors for choosing a home: climate, views, schools, and lot size.
  • In Southern California, the closer to the coast and the milder the climate, the higher prices tend to be; hotter, drier inland areas are generally more affordable.
  • Southern California's Mediterranean climate is dry with low humidity, making it very comfortable.
  • In California, a south-facing home is less important; moderate shade and avoiding west sun are often more comfortable.

1Why Big Cities Differ So Much in Price

The US has many large cities, but home prices vary widely. New York, Los Angeles, Seattle, and Miami are expensive, while Houston, Denver, and Chicago are more affordable. Beyond jobs and population, climate plays a big role.

In Texas, for example, summers are hot and humid, limiting outdoor life. In coastal Southern California, you can sit in the shade with a breeze and sunshine on your shoulders without breaking a sweat.

2Within Southern California: Closer to the Coast Costs More

Los Angeles and Orange County include well over a hundred cities with very different prices, but a general rule applies: closer to the coast, cooler and more pleasant, higher prices; further inland, hotter and drier, lower prices.

That is why coastal cities such as Newport Beach and Malibu cost far more than inland cities like Riverside, Rancho Cucamonga, or San Bernardino.

The closer to the coast and the better the climate, the higher the price tends to be.

3The Real Advantage of a Mediterranean Climate

Southern California has a Mediterranean climate: mild year-round, light winter rain, and plenty of sun. Beyond average temperature, the key is humidity. The air is dry, so even in the sun you do not feel sticky.

You can also drive about an hour to ski in the mountains or head to the coast to surf — one of the few places where both are possible in a day.

4In California, Orientation Matters Less

Many buyers from mainland China prefer south-facing homes with maximum sunlight. That makes sense in monsoon climates, where it shields against cold north winds in winter. California has no strong monsoon and abundant sun, so some shade is often more welcome.

A home open on all sides with strong west sun can be uncomfortable in summer. Many locals prefer morning sun with a mostly shaded yard in the afternoon. One of Irvine's finest communities is called Shady Canyon for a reason. Irvine's streets also run on a diagonal, so true north-south orientations are rare; choose based on how you live.

FAQ

Q:What should I look for when buying in Southern California?

Focus on four factors — climate, views, schools, and lot size — balanced with your budget and lifestyle.

Q:Why are coastal Southern California homes more expensive?

Cooler, more pleasant weather, better views, and limited land keep demand high.

Q:Do I need a south-facing home in California?

Not necessarily. With abundant sun and no strong monsoon, moderate shade and avoiding harsh west sun are often more comfortable.
