US Real Estate 101 · Buying Process
Many buyers resist the idea of "signing an agreement," fearing they will be locked in. In reality, a clear buyer agreement protects the buyer too.
Key Takeaways
- US listings are shared on the MLS, so one agent can show you nearly every home on the market.
- US agents provide full-service representation: searching, negotiating, coordinating lending, inspections, appraisal, and closing.
- A buyer agreement is a mutual commitment: the agent can prioritize you, and you get advice truly on your side.
- Before signing, both sides can "interview" each other.
- Since August 17, 2024, written buyer agreements before touring with an agent have become a nationwide expectation, with stated terms and termination provisions.
1US Agents Are Not Mere Intermediaries
In some markets, different brokerages control different listings, so buyers visit several. In the US, agents enter listings into the local MLS, which also feeds sites like Zillow and Redfin. You only need one trusted agent to see nearly all homes for sale.
A US agent is more like a sports or entertainment agent: representing you through the whole process — searching, negotiating, coordinating financing, inspections and appraisal, and connecting you with contractors and vendors, all the way to move-in.
2Why Sign a Buyer Agreement?
Sellers in the US usually sign exclusive listing agreements stating price, term, and compensation. Historically buyers often did not, which led to awkward situations: a buyer working with several agents who then meet at the same showing, or an agent spending hours touring with a buyer who then goes around them to buy directly from a builder.
An agreement sets clear commitments. Your agent can make you a priority and focus on finding the right home rather than pushing any home; you get advice that truly represents your interests.
It is not a trap; it is a mutual commitment.
3Interview Each Other First
It is understandable to hesitate when asked to sign at a first meeting. A better approach is to meet once or twice first:
- Buyers evaluate agents: expertise, market knowledge, track record, negotiating skills, access to off-market homes, and time and resources.
- Agents learn about buyers: motivation, timeline, and financial readiness.
We still offer consultations to buyers in early stages, but signing and starting tours once both sides are ready is more productive.
4Current Rules
Since August 17, 2024, following industry-wide commission rule changes, signing a written agreement before touring with an agent has become a nationwide expectation. Agreements state services, compensation, term, and how to terminate. Read carefully and ask your agent or an attorney if you have questions.
FAQ

Q:Can I cancel a buyer agreement?

Q:Is an agreement required before touring?
