The Most Common Mistake New Real Estate Investors Make: Trying to Time the Market

US Real Estate 101 · Investing Mindset
Many new investors want to buy at the bottom and sell at the top. In the US real estate market, that mindset often keeps people on the sidelines.
Key Takeaways
- Trying to time the market is the most common mistake new investors make.
- US investors more often hold long term and refinance to pull out equity for new purchases.
- When rates are high, competition is lower and prices are more negotiable; when rates fall, prices often rise and competition heats up.
- A high rate can be improved later by refinancing, but the purchase price cannot be changed.
- Investing decisions depend on your situation; this is shared experience, not investment advice.
1A Real Case
A home our team listed in Aliso Viejo — about 2,222 square feet, detached with a pool and spa, at under $600 per square foot — went into escrow within a week. Then the buyer saw headlines that 30-year fixed rates had reached about 8%, a multi-decade high, and backed out to wait for lower rates.
The question is: if rates do fall, will the same home still be available at that price per foot? Unlikely. When rates drop, buyers return in force, prices tend to rise, and bidding wars resume.
2Two Investing Mindsets
US real estate investing often means "making time your friend": holding long term for relatively steady appreciation. Rather than selling, many refinance to pull out equity and buy more property, sometimes using 1031 exchanges to defer taxes.
Some investors think short term, expecting quick profits or insisting on buying only at the bottom. That approach often does not fit the US market.
You can improve the rate later. You cannot change the price you paid.
3Those in the Market, and Those Always Watching
Over the years I have seen two kinds of people. Some are always in the market when they have capital: they buy when prices are low, use leverage when rates are low, and negotiate good deals when rates are high and competition is thin.
Others are always waiting: when prices are low, they say homes are not appreciating; during bidding wars, prices are too high; when rates rise, loans are too expensive. Years pass and their portfolio stays the same. Looking back ten years, few people feel they overpaid; more regret not buying more.
4Be Rational and Realistic
To be clear, this is not a push to buy. Everyone's finances, risk tolerance, and goals differ; keeping money in the bank earning interest is also a choice, though inflation, leverage, and taxes are worth considering.
If you are considering real estate investing, evaluate your cash flow, holding period, and financing with an agent, loan advisor, and CPA.
FAQ
Q:Is it a good time to buy when rates are high?
High-rate periods often mean less competition and more room to negotiate, and you may refinance later. Whether it suits you depends on your finances and plans.
Q:Why do US investors emphasize long-term holding?
It offers relatively steady appreciation, the ability to refinance and reinvest equity, tax tools, and fewer transaction costs.
Q:Will waiting for lower rates make buying cheaper?
Not necessarily. When rates fall, demand often rebounds and prices and competition may rise.
