1Port Streets:

US Real Estate 101 · Newport Beach Communities
Buying an older home, tearing it down, and building your own sounds like getting more for less. Factor in land, construction, time, and effort, and the answer may surprise you.
Key Takeaways
- Newport's Port Streets is one of the city's early planned communities, with a central school, pools, courts, and greenbelts and a strong family feel.
- Many who grew up there return as adults, remodeling or rebuilding older homes, so new construction is increasingly common.
- At recording, a roughly $4 million older home plus about $3.5–4 million for high-quality construction approached the price of a finished new home nearby.
- Rebuilding also takes years of design, permitting, and construction; builders typically have cost advantages.
- Some Newport neighborhoods lie under flight paths, with daytime aircraft noise.
1Port Streets: An Early Planned Community
The Port Streets neighborhood is among Newport's first master-planned communities: an elementary school at the center, surrounded by pools, sports courts, and greenbelts, with interconnected looping streets and schools and streets named with "Port." There is no gate, the terrain is flat, kids bike and skate easily, and neighbors know each other.
Holidays bring parades for Halloween and the Fourth of July that draw families from nearby areas. Many who grew up here return to raise their own families, buying older homes to remodel or rebuild, so new homes keep replacing older ones.
2Running the Numbers: Rebuild vs. Buy New
At the time of recording, a 1960s home in the community on about a 10,000-square-foot lot was listed at about $4.2 million, while newly built homes in the same area sold for roughly $7–9 million.
One newly built five-bedroom home was listed at about $8 million. Building comparable quality today, including landscaping, might cost about $3.5–4 million. Add about $4 million for the older home, and the total approaches $7.5–8 million — about the same as buying new. (Rough estimates at recording; actual costs vary.)
The savings may not cover the time and effort you put in.
3Do Not Overlook Time and Effort
Building your own home often takes one to three years or more: permits, working with designers and contractors, and overseeing construction. For busy working families, that is a heavy burden.
Professional builders get better pricing on materials and labor, so even after their profit, you may not save by building yourself. For many families, buying a finished new home is simpler and can be more cost-effective.
4Check for Flight Path Noise
Several Newport neighborhoods lie near John Wayne Airport flight paths, with daytime aircraft noise and few or no overnight flights. Many locals are used to it, but some buyers are sensitive; visit at different times of day.
