Is Summer Always the Best Time to Sell? Common Myths About Timing a Sale

US Real Estate 101 · Timing a Sale

"If I wait until summer, I will get a better price, right?" If every seller thinks that way, the opposite may happen.

Key Takeaways

  • According to data at the time, new listings in South Orange County rose about 41% in April 2024 from the prior month as sellers rushed to list before summer.
  • With more listings, open house traffic dropped noticeably and buyers gained choices.
  • Scarce, distinctive homes stayed in demand; homes with drawbacks cooled as inventory grew.
  • When the market is strong and supply is scarce, homes with drawbacks should seize the moment rather than wait.
  • Year-end is not necessarily bad for selling: with few listings, serious buyers are still looking.

1Listings Surge Before Summer

According to data at the time, new listings in South Orange County jumped about 41% in April 2024 from the month before, as many owners rushed to list before summer.

As a result, the market where homes sold right after listing began to loosen. Visiting several other brokerages' open houses one Saturday, Fei Li found one or two groups each, compared with ten to twenty in the past.

2Scarce Homes vs. Homes With Drawbacks

As inventory rose, the market split:

  • Scarce, distinctive homes: for example, an Orchard Hills home with six bedrooms plus a study, office, and loft on a roughly 6,900 sq ft lot with mature landscaping and privacy — such rare floor plans remained popular.
  • Homes with drawbacks: obvious weaknesses in location, layout, or condition began to cool and no longer sold immediately.

When the market is strong and supply is scarce, homes with drawbacks should seize the moment.

3Myths About Timing

Myth 1: Summer is always best. Because everyone waits for summer, competition may be fiercest then. The team had already advised some sellers not to wait for the summer wave.

Myth 2: Year-end is bad for selling. Because everyone assumes so, listings are scarce, while buyers who truly need to buy keep looking. A home the team sold the prior year-end still drew many visitors.

Myth 3: Applying rules of thumb blindly. Analyze the current market and your own home. Sometimes buying when others sell, or selling when others do not, is the better move.

4One Master Plan, Two School Districts

In Irvine's Orchard Hills, neighborhoods fall on either the Irvine or the Tustin school district side. Although the Tustin side's schools are generally rated lower, its appreciation in recent years kept pace, thanks to larger neighborhoods, more builders, more varied floor plans, and extensive avocado groves, mountain views, and hillsides — very rare in Irvine.

School district is not the only driver of price. Check the district website for current boundaries.

FAQ

Q:Does selling in summer always get the best price?

Not necessarily. Listings surge before summer, so competition may be stiffer; judge by the current market and your home.

Q:Is year-end a good time to sell?

It can be. Fewer listings at year-end mean less competition, and serious buyers are still active.

Q:When should a home with drawbacks be sold?

Usually when the market is strong and supply scarce; it becomes harder as inventory rises.
