After a Big Run-Up and a Modest Pullback, Is Irvine Real Estate Still Worth Buying?

US Real Estate 101 · Market Analysis

"Irvine has risen so much — is it a bubble? Will I get stuck if I buy now?" Rather than only reading data, start by placing home prices against long-term changes in wages and costs.

Key Takeaways

  • Over two decades, California's minimum wage, gas prices, and Irvine's average home price all rose roughly 3–4 times; homes rose more, but not absurdly.
  • South Irvine has little supply and few sales, so prices are firmer; north Irvine areas with many new communities adjusted more.
  • Irvine inventory peaked in July 2025 and then fell; with rate cuts expected, 2026 is likely to be better than 2025 (an opinion only).
  • In high-supply areas, buy homes with scarce features: near schools, high ceilings, large lots, views, corner lots.
  • For overpriced listings with repeated cuts, start negotiating once the price nears fair value rather than waiting for your target number.

1Home Prices Versus Wages and Costs

When Steven arrived in the US in 2002, California's minimum wage was about $6.75; by 2025 it was about $16.50. Gas rose from about $1.50 to about $4.50 a gallon — each roughly tripling. Over the same period, Irvine's average home price went from the $400,000s to about $1.6 million, nearly four times.

That reflects both organic growth and inflation. Relative to incomes and everyday costs, Irvine prices rose somewhat more, but not to an absurd degree.

2North and South Irvine Are Different Markets

Irvine is small — 20 to 30 minutes north to south — but its housing market is clearly split:

  • South Irvine (south of the 405, around UCI): developed early, low density, larger lots, and natural surroundings; many long-time owners and few sales mean few comps, so prices are firmer. The downsides are older homes and fewer shops, requiring driving.
  • Northern areas with many new communities: heavy supply produces new price points daily, and some segments adjusted about 10%–20% in 2025.

At the time, some Great Park homes traded at about $600 per sq ft or less, while south Irvine averaged above about $900. Prices in the newer north had come down, but continued supply would limit upward momentum.

3Inventory, Rates, and the 2026 Outlook

Irvine's 2025 correction was concentrated from January to July, when inventory peaked at about 1,000 homes. It then fell month by month: about 900 at the end of August, about 800 at the end of September, and about 640-plus MLS resale listings by mid-October. Reasons included buyers returning after the price adjustment and buyers not wanting to wait for lower rates and more competition.

Note that a Fed rate cut does not mean mortgage rates fall in step. Mortgage rates track the 10-year Treasury yield more closely. The spread between them averaged about 1.75 percentage points over 30 years and was still above 2% in 2025, so many expected mortgage rates to have room to fall.

Weighing rates and prices together, both believed 2026 was likely to be better than 2025 for Irvine. This is a personal view, not investment advice.

For loan buyers, the monthly payment matters more than the total price.

4In High-Supply Areas, Buy Scarcity

Irvine has more new construction ahead, such as Toll Brothers' five communities in Great Park, about 1,100-plus homes on the former asphalt plant site, and other projects still under review. Heavy supply of small and mid-size homes may weigh on resale prices at similar price points and sizes and strain traffic and public facilities.

So in high-supply areas, avoid ordinary floor plans that will compete directly with new homes, and choose homes with scarce features:

  • Near schools: the number of schools is essentially fixed, so homes within walking distance are limited. A two-minute walk differs completely from a two-minute drive, since drop-off lines can take 15 minutes or more.
  • High ceilings: new entry-level homes rarely have them, so these plans may become scarcer.
  • Large lots, views, corner lots: for example, a five-bedroom home on a large view lot is in short supply.

Also watch school boundaries: some homes in Great Park are not in the Irvine school district and are priced differently. Check the district website before buying. Price per square foot can also mislead: three-story homes look cheaper per foot but may sell slower and lower than two- or one-story homes.

5Do Areas Around Irvine Have More Upside?

It depends. For about $2 million, a detached home on a large lot near Irvine may beat an attached home with no yard in Irvine, because land underlies appreciation.

But land value depends on location. Where land supply is nearly unlimited, homes struggle to appreciate much, and investors chase rent-to-price ratios; with Treasuries yielding about 4%–5%, high rental yields are less compelling and vacancy risk may be higher. In a broad pullback, buying quality assets at relatively lower prices is the steadier approach.

6Negotiating on Overpriced Listings

Many buyers watch a home cut its price repeatedly and wait for their target number. In reality, once it reaches a reasonable level, other buyers who saved and watched it act at the same time.

Fei Li experienced this himself: a Newport Beach home worth about $5.5 million listed near $8 million and dropped to about $6 million before he offered — only to learn there were already seven offers. It is better to start negotiating once the price nears fair value; if you cannot agree, you can walk away and lose nothing.

Market data also lags. Prices adjusted quickly from April to July 2025, but by September and October inventory was falling and buyers were more active; bidding with months-old assumptions made it hard to win.

7A Tenant-Occupied Sale

Steven once took over a listing that a previous agent had held for months and cut by about $200,000 without selling: it faced a T-intersection, backed onto a busy road, and had tenants. He first worked out showing and open house arrangements with the tenants and confirmed a move-out payment by text. After escrow opened, the tenants backed out and demanded more; he used the text records to negotiate, and the home sold at the seller's price.

The lessons: written records, including texts, matter, and with tenant-occupied homes, agree on showing arrangements first to get enough exposure. For legal disputes, consult an attorney.

FAQ

Q:Is Irvine in a housing bubble?

Compared with two decades of wage and cost growth, Irvine prices rose more but not absurdly; conditions vary widely by area.

Q:Do mortgage rates fall right after the Fed cuts?

Not necessarily. Mortgage rates track the 10-year Treasury more closely; a cut is more of a signal.

Q:What kinds of Irvine homes hold value better?

Usually homes with scarce features, such as proximity to schools, large lots, views, or high ceilings, and not ordinary plans that will compete with new construction.
