Mello-Roos
Mello-Roos?

Irvine Prices Have Pulled Back, So Why Are Buyers Still Hesitating?
This video was published on May 16, 2026. Figures, prices, and policies reflect that date.
US Real Estate 101 · Timing a Purchase
Reasonable price, good home, strong schools — the numbers work on paper. So what are buyers waiting for? Usually one thing: interest rates.
Key Takeaways
- At the time, some two-story homes in Irvine's 92618 traded around $700-plus per sq ft, back near 2021–2022 levels.
- High rates raise monthly payments sharply and are the main reason buyers hesitate.
- If rates fall significantly, prices will likely rise; buying at a lower price and refinancing later is one option to consider.
- Carrying costs come down to three items: HOA dues, the property tax rate, and Mello-Roos special taxes.
- School boundaries change and popular high schools can fill up; check the district website before buying.
1Low Price Per Foot, Not Low Quality
This four-bedroom, 3.5-bath home with a loft in the Portola area of Irvine's Great Park has an open main level, stacking sliding doors that merge indoor and outdoor space, a south-facing downstairs bedroom with full bath at the back, and a backyard that overlooks a trail greenbelt rather than neighbors. The builder has a solid reputation, and the home is well maintained.
Its price per square foot was the lowest among two-story homes in the area at the time not because it is inferior, but because the owners bought early and have room on price, unlike new communities that must sell high to profit.
2The Real Reason Buyers Hesitate: Rates
At the time, the home was about $2.3 million, roughly $700-plus per sq ft — back near 2021–2022 levels. But at 6%–7% rates, the monthly payment scares many buyers, especially families who need to upsize.
Fei Li's view: rates are temporary. If they fell from about 6.875% to about 4.875%, this home would likely no longer be $2.3 million but $2.6 million or $2.7 million. Rather than wait for rates to fall and prices to rise, buyers might consider buying at a lower total price, carrying a higher payment for a while, and refinancing when rates drop.
This is one approach and assumes the payment is affordable. Refinancing depends on future rates and appraisals and is not guaranteed. Consider your finances and consult a loan officer.
Rates are temporary; your purchase price is long term.
3Schools: Popular High Schools Can Fill Up
The home feeds into Portola Springs Elementary and Portola High. Portola High ranked lower in its early years but has grown increasingly popular. According to the video, it was at capacity while some other high schools had room, and Irvine's 2026 boundary update reassigned some neighborhoods to other high schools.
Boundaries shift with enrollment; check the Irvine Unified School District (IUSD) website for current assignments before buying.
4Carrying Costs: HOA, Property Tax, and Mello-Roos
This home's HOA dues were about $167 a month, the property tax rate about 1.035%, plus a few thousand dollars a year in Mello-Roos — relatively low carrying costs for newer homes around Portola.
When touring, factor in monthly HOA dues, the tax rate, and Mello-Roos alongside price. Some homes with lower prices carry higher costs, and vice versa. Check the tax bill and HOA documents for exact amounts.
FAQ
Q:Should I buy when rates are high?
It depends on your finances. If the payment is affordable, buying at a lower price and refinancing later is one approach, but not guaranteed.
Q:What is Mello-Roos?
A special tax in some newer California communities to fund infrastructure, paid annually; check your tax bill.
Q:Do Irvine school boundaries change?
Yes. The district adjusts boundaries with enrollment; check the district website for current information.
