- MLS 常见状态包括:Coming Soon、Active、Active Under Contract、Pending、Hold、Withdrawn、Closed 等。
- Coming Soon:
- Active:
- Pending:
- Withdrawn:
- Closed / Sold:
Q:Active Under Contract
Q:Active Under Contract

The Home Has Not Sold Yet, So Why Does It Look Off the Market? Understanding MLS Listing Statuses
This video was published on August 11, 2026. Figures, prices, and policies reflect that date.
US Real Estate 101 · Transactions
The home has not closed, yet online it says "under contract" or seems to have disappeared. Behind this are the MLS's listing status rules.
Key Takeaways
- Common MLS statuses include Coming Soon, Active, Active Under Contract, Pending, Hold, Withdrawn, and Closed.
- MLS rules generally require changing a listing to Active Under Contract within a set time after a seller accepts a contingent offer.
- In most US markets, buyers can still exit during contingencies and recover their deposit.
- So "Active Under Contract" does not mean sold, and sellers may accept backup offers.
- Hold means showings are paused; the home may return to the market.
1What Is the MLS?
Agents across the US typically join local associations that operate an MLS (Multiple Listing Service). Originally it let one brokerage's listings be seen by others to increase the chance of a sale; later, sites like Zillow and Redfin connected to MLS data, opening listings to everyone online.
In exchange for that exposure, agents must follow MLS rules, including rules on listing statuses.
2Common Listing Statuses
- Coming Soon: about to hit the market; showings usually not yet available.
- Active: for sale.
- Active Under Contract: the seller accepted a contingent offer; the buyer is still within contingency periods.
- Pending: contingencies largely removed; the deal is close to closing.
- Hold: showings temporarily paused, for holidays or personal reasons; may return.
- Withdrawn: listing pulled.
- Closed / Sold: the sale has closed.
3Why I Think Active Under Contract Hurts Sellers
Under the rules, after accepting a contingent offer the seller must quickly switch to Active Under Contract. Yet in most US markets, buyers can exit during contingency periods based on inspections, appraisal, financing, or neighborhood factors and get their deposit back. Until the buyer removes contingencies, the seller is not truly locked in.
Once the status changes, many buyers assume the home is sold and stop watching. If the buyer cancels and the home returns to Active, the seller may have lost a wave of interest and raised doubts. Personally, I would prefer simpler statuses: for sale, pending, sold.
"Under contract" is not the same as "sold."
4What Buyers and Sellers Can Do
- Buyers: if a home you love shows Active Under Contract, ask your agent whether the seller will accept a backup offer; if the first deal falls through, you may step in.
- Sellers: consider keeping backup offers after accepting one, and keep contingency periods as short as practical.
MLS rules change over time; refer to your local MLS for current requirements.
FAQ
Q:What does Active Under Contract mean?
The seller accepted a contingent offer and the deal is in progress, but the buyer is still within contingency periods, so it is not locked in.
Q:Can I still buy an Active Under Contract home?
Possibly. Ask your agent whether the seller accepts backup offers; if the first deal cancels, a backup can move forward.
Q:What does Hold mean on a listing?
Showings are temporarily paused, often for holidays or personal reasons, and the home may return to the market.
