住在哪里，没有标准答案。有人喜欢开阔安静的山边城市，有人离不开尔湾的便利。Woodbury 是我自己选择并一直住着的社区。

1门口就是社区配套

我们家所在的位置，正门外就是 HOA 维护的社区配套：泳池、篮球场、儿童游乐区和烧烤区。这些设施就在家门口，居民可以免费使用，不需要自己花钱维护；而正门朝向的是开阔的绿地和公共空间，而不是邻居的车库，私密性和景观都更好。

这类位置在 Woodbury 不算多，也是我自己选择这里的重要原因。

2成熟社区的绿化

和尔湾很多新社区相比，Woodbury 已经比较成熟。无论从哪个入口进入，都能看到成排高大的柏树，树木种类丰富、维护良好。新社区里的小树苗，往往需要很多年才能长成这样的规模，这也是成熟社区的一大优势。

成熟社区的树，是新社区花钱也买不来的时间。

3户型：开放式还是功能分区

尔湾周边不少较新的社区，户型多为开放式现代格局：一进门客厅、餐厅、厨房连在一起，小面积的房子这样设计更开阔、利用率更高。

也有人更喜欢传统的功能分区：会客区、家庭区、书房和孩子练琴的空间分开。两种设计各有喜好，选房时可以先想清楚自己家的生活习惯。

4留在尔湾，还是搬到周边

合作经纪人 Serena 早年住在尔湾，后来搬到了 Mission Viejo 的山边社区。她更喜欢密度低一些、更宽敞的环境，也习惯开车，所以不太在意离尔湾的商业配套远一点。

如果你希望生活配套更集中、各类餐饮和超市更方便，尔湾依然是首选；如果更看重占地、空间和安静，Mission Viejo、Lake Forest、Aliso Viejo、Laguna Niguel 等周边城市也值得考虑。另外，部分学校采用全年制（year-round）校历，假期分布不同，家庭可以根据自己的出行习惯选择。具体学校校历和学区划分请以学区官方信息为准。

There is no single right place to live. Some love quiet, spacious hillside cities; others cannot give up Irvine's convenience. Woodbury is the community I chose and still call home.

1Amenities at Your Front Door

Right outside our front door are HOA-maintained amenities: a pool, basketball court, playground, and barbecue area. Residents use them at no extra cost and without maintaining them, and the front of the home faces open green space rather than a neighbor's garage, offering privacy and views.

Locations like this are relatively limited in Woodbury and were a big reason I chose it.

2The Landscaping of a Mature Community

Compared with many newer Irvine communities, Woodbury is well established. From any entrance you see rows of tall cypress trees and well-maintained, varied landscaping. Saplings in new communities take many years to reach this scale — a real advantage of a mature neighborhood.

Mature trees are something money cannot buy a new community overnight.

3Floor Plans: Open Concept or Defined Spaces?

Many newer communities around Irvine feature open, modern layouts where the living room, dining area, and kitchen flow together — efficient and airy for smaller homes.

Others prefer traditional layouts with separate formal living, family areas, an office, and space for music practice. Both have fans; think about how your family lives before choosing.

4Staying in Irvine or Moving Nearby

Co-listing agent Serena once lived in Irvine and later moved to a hillside neighborhood in Mission Viejo. She prefers lower density and more space, and does not mind driving farther for shopping and dining.

If you want concentrated amenities and convenient dining and groceries, Irvine remains a top choice. If you value lot size, space, and quiet, nearby cities such as Mission Viejo, Lake Forest, Aliso Viejo, and Laguna Niguel are worth a look. Some schools also follow year-round calendars with different break schedules; confirm calendars and boundaries with the district.
