Home Tour · Newport Beach
A truly great home in a great area may look old, but some things cannot be replaced.
Key Takeaways
- The foundations of a luxury home: a large lot, a great location at a high point, a wide frontage, and privacy.
- This home sits on more than 11,000 square feet, with views of Newport Beach and the Pacific from the living room, kitchen, and bedrooms.
- The building is dated and cannot match new construction inside, but that can be fixed with a remodel.
- Buyers who prioritize location and views often spot opportunities that finish-focused buyers miss.
1Unremarkable from the Street
The street is quiet and low-density, very different from Irvine. From outside, it is a worn single-story house, and the original garage has been converted into a studio with cabinets and windows.
Step into the yard and everything changes: a large pool in the center, and green hedges on both sides so neighbors cannot see in.
2The View Is the Point
Around back, all of Newport Beach spreads out below. At sunset the sky lights up as the sun drops into the ocean. The home sits at a high point, with neighbors' roofs below, and the Pacific is visible from the living room, kitchen, and bedrooms, even while cooking.
The home feels open: open the front courtyard door and you see the ocean. That mix of openness and privacy is something many newer homes, where the kitchen window faces the neighbor's kitchen, cannot offer.
The location and the view cannot be replaced.
3The Foundations of a Luxury Home
- Large lot: more than 11,000 square feet.
- Great location: Newport Beach, at a high point.
- Wide frontage: the house spreads horizontally with a long, open backyard.
- Privacy: hedges on both sides block neighbors' views.
The drawbacks are clear too: built in the 1960s, about 2,200 square feet with four bedrooms, a modest primary suite, an electric cooktop, and no furniture. Many buyers would add a gas range and stronger hood. All of this can be addressed with a remodel.
4What You Value Determines What You See
The client loved it the moment she walked in. She cared more about location, views, and how the home felt, and was happy to remodel, perhaps in a Japanese single-story style. Fei agrees: the lot, location, and frontage cannot change; the interior can.
The home was listed around $3.2 million at the time. Before offering, the agent analyzes comparable sales. Vacant, lower-priced homes can be shown via lockbox; occupied or luxury listings often require an appointment with the listing agent and sometimes proof of funds.
FAQ
Q:Remodel or rebuild an older home?
It depends on structure, budget, timeline, and city rules. Have an inspector and architect evaluate first.
Q:Could my view be blocked later?
Research height limits and planning rules for nearby lots, and consult the city planning department if needed.
Q:What do I need to tour luxury listings?
Usually an appointment, and some listing agents require proof of funds or loan preapproval first.
