1Location, location, location

What to Consider First When Buying in the US: Touring Newport and Laguna View Homes

Buying Principles · Location

Do not start by asking where you can get a bigger house for less money. Those places usually lag prime locations in appreciation and livability.

Key Takeaways

  • Location comes first: an old house can be remodeled or rebuilt, but its position cannot change.
  • Newport harbor homes come with private docks, letting owners boat out to sea or to waterfront shopping, a scarce asset.
  • Well-run cities maintain infrastructure, repairing roads and undergrounding utilities, which supports long-term value.
  • Beyond location, uniqueness and scarcity add value; cookie-cutter homes rarely command a premium.

1Location, Location, Location

Some small Newport homes and condos sell for more than 10,000-square-foot estates elsewhere because of location. Newport is a famous vacation destination that is also highly livable, with strong schools, safety, and community.

On this street, older homes are regularly torn down and rebuilt. Buyers are paying for the location and lot: an old house can always be rebuilt, but the position cannot be replicated. The same logic applies in China.

Think about location first, not where you can get a bigger house for less.

2A Private Dock on the Harbor

The first home sits on Newport Harbor, with a backyard dock. There is no separate slip rent (only modest dock-related fees) and no HOA. You can boat out through the harbor or to a waterfront shopping center, tie up, and go shopping, dining, or to the movies.

The main house has three bedrooms and three and a half baths, plus a separate one-bedroom rental unit that could be combined into a four-bedroom home. The calm harbor is good for swimming, fishing, and boating.

3City Upkeep Is Value Too

During the tour, city crews were repairing the street out front. Timely infrastructure maintenance protects residents' property. Newport is also moving overhead utility lines underground district by district, which cleans up streetscapes and supports home values.

4Uniqueness and Scarcity

Driving Pacific Coast Highway from Newport to Laguna Beach passes Corona del Mar, one of Newport's core neighborhoods. Fei once showed a client an architect-designed condo there with a truly distinctive character.

Beyond location, ask whether a home is unique and scarce. Cookie-cutter homes rarely command premiums, while one-of-a-kind properties often hold more value. Homes in the Laguna hills overlook the ocean and canyons, and that view is itself scarce.

FAQ

Q:Are ocean and water views worth the premium?

Views are scarce and tend to stay in demand, but judge the premium against comparable sales and your budget.

Q:What extra costs come with a dock?

Possibly dock maintenance, permits or fees, and insurance. Ask the seller and the city before buying.

Q:What should I watch for with coastal homes?

Remodels may require California Coastal Commission review, and consider insurance, erosion, and sea-level risks.
