Final Walk-through

Buying Strategy · Investment vs. Home
The first question when buying in the US: what is the home for? Different answers lead to very different areas and property types.
Key Takeaways
- Rental investment: focus on yield and ease of renting. Homes near jobs, with good transportation and more bedrooms, rent more easily.
- Owner-occupied: focus on community, amenities, schools, and convenience. Rental yield may be lower, but daily life is better.
- Before taking delivery of a new home, do a final walk-through, flag issues for the builder, and recheck after repairs.
- At the time of recording, Irvine's business district had new four-bedroom townhomes under $1 million with no Mello-Roos and strong rental demand.
1Investment: A New Townhome Near the Business District
The first home sits near Irvine's business district. At the time, it was one of the few new four-bedroom townhomes in Irvine under $1 million, with low taxes, no Mello-Roos, and Irvine Unified schools. Major tech companies, accounting firms, and banks are nearby, UCI and South Coast Plaza are close, and the airport is next door.
These homes rent at strong rates and lease easily. The client chose the smallest plan, about 1,587 square feet, the lowest price but still four bedrooms, appealing to more tenants and improving returns. Rental inquiries came in before construction was even finished.
2New Home Final Walk-Through
Before closing on a new home, buyers do a final walk-through. Every appliance, cabinet, wall, and floor is checked, issues are pointed out to the builder's representative and tagged, and the list is rechecked after repairs.
This walk-through found two or three small items not cleaned or finished properly. The goal is to make sure the buyer receives a home with no outstanding issues.
First ask yourself: what is this home for?
3Owner-Occupied: Amenities in an Established Community
After the rental, the client also wanted a home to live in. Based on his preferences, Fei showed him the community where Fei lives: large open spaces, an Olympic-size pool, sand volleyball, a neighborhood shopping center, the adjacent Jeffrey Open Space trail, and good schools.
Rental yields may be lower here, but the environment and convenience suit long-term family living.
4Two Strategies, Neither Wrong
- Rental investment: prioritize yield, ease of renting, holding costs (property tax, Mello-Roos, HOA), and resale liquidity.
- Owner-occupied: prioritize community, schools, commute, and lifestyle.
Define the purpose first, then choose area and type. Follow fair housing laws when renting, and consult a CPA on taxes.
FAQ
Q:Is a final walk-through necessary on new construction?
Strongly recommended. You can also hire an independent inspector; new homes can have construction defects too.
Q:How many bedrooms are best for a rental?
More bedrooms usually widen the tenant pool, but consider local demand and management costs.
Q:Can one home serve both purposes?
Partly, for example a home in a good school area with rental potential, but you usually trade some return for livability.
