How to Sell Your Home Quickly in the US: Five Steps

Seller's Guide · Process

Whether a home sells quickly is largely decided before it ever hits the market.

Key Takeaways

  • Step 1: set price with a CMA based on closed sales, not neighbors' asking prices.
  • Step 2: paint, deep-clean, and stage professionally so buyers can picture living there.
  • Step 3: list on the MLS for maximum exposure to agents with buyers and to major real estate sites.
  • Steps 4 and 5: negotiate on certainty and speed as well as price, then close through escrow.

1Step 1: Know What Your Home Is Worth

Price too high and the home sits; too low and the seller loses money. Agents can use the MLS to see nearby homes' size, age, taxes, HOA dues, and sales history, and run a comparative market analysis (CMA) to find closed sales with similar age, size, and even floor plan.

A common owner mistake is relying on neighbors' listing prices. Those are just hopes; closed prices are what count.

2Step 2: Clean, Refresh, and Stage

This home had been rented for several years. Fei advised the seller to invest in a full professional repaint, a deep clean, and professional staging.

Compared with an empty room, a furnished home helps buyers imagine living there and photographs much better.

3Step 3: Spread the Word

Posting on social media or telling friends reaches only so many people. Agents enter the listing into the MLS, where every agent with buyers can see it, and sites like Zillow, Redfin, and Trulia pull the data for broad online exposure. More exposure means a better chance of finding the right buyer quickly.

A fair price sells faster than a high price followed by a standoff.

4Step 4: Negotiate More Than Price

Three offers arrived within a week. Two were slightly higher but financed; one was all cash with a two-week close. The seller chose the cash offer for faster proceeds, lower carrying costs, and more certainty.

Agents must present every offer to the seller, who decides with the agent's advice. Because the price was set fairly from the start, there was little back-and-forth. Higher-priced homes often go several rounds, where an agent's market judgment matters most.

5Step 5: Close the Transaction

After signing, an escrow company opens a neutral account and runs the transaction, and the buyer deposits earnest money. The process includes inspections, seller disclosures, and loan approval if financed, through to closing.

Right after closing, the new owner leased the home to a tenant, a tight handoff made possible by the preparation up front.

FAQ

Q:Can I sell on my own (FSBO)?

Yes, but you handle exposure, pricing, negotiation, and paperwork yourself, with more risk and time.

Q:Is an all-cash offer always better?

It is usually faster and more certain, but weigh price, terms, and your needs together.

Q:What should overseas sellers know?

Sellers who are not US tax residents may face FIRPTA withholding and California withholding requirements. Consult a CPA early.
