Floor Plans · Irvine

There is no perfect floor plan. If you want perfection, the price will not be perfect. Knowing each generation's traits helps you decide what you will pay for and what you can live with.

Key Takeaways

  • Generation 1 (around 1980): mostly single-story on large lots with wide side yards, but low ceilings, small windows, and modest light.
  • Generation 2 (around 1990): vaulted roofs, volume spaces, and skylights, still with generous yards; some areas have limited ceiling height.
  • Generation 3 (around 2000): Tuscan/Mediterranean style with long hallways and arches, clearly separated rooms, and cooler, dimmer interiors.
  • Generation 4 (after 2010): open-concept plans joining kitchen, dining, and family rooms with large sliding doors, the most popular with young families.

1Generation 1: Early Single-Story Homes, Defined by Land

Large-scale residential building in Irvine began around 1980. These homes are mostly single-story with low ceilings you can almost touch, smaller windows, modest light, and often skylights and atriums.

The trade-off is just as clear: big lots. A single-story home in Turtle Rock in this video sits on roughly 10,000 square feet, including the slope behind it, with a wide side yard and ample distance from neighbors. There is room to add a pool, expand, or rebuild, and the land and location never change.

2Generation 2: Vaulted Roofs and Volume

Around 1990, vaulted-roof designs became popular. Inside, you can see the roofline slope from low to two-story height, often with skylights. Some bedrooms use the height for a loft, and sunken living rooms under vaulted ceilings feel open.

Yards are still generous and gardens mature. Downsides include limited ceiling height in some kitchens and family areas and a more traditional style.

3Generation 3: Tuscan Style

Around 2000, many Tuscan or Mediterranean homes were built. The signature is a long entry hallway with arches, with the living room, courtyard, and formal dining room along the way, and the family room and kitchen at the end, clearly zoned.

The design comes from sun-drenched Mediterranean climates where shade is valued, so interiors are cooler and dimmer, often with wood shutters. Many buyers prefer south-facing light, but Southern California is mild and winters are not cold, so light matters less than in monsoon climates.

There is no perfect floor plan. If you want perfection, the price will not be perfect.

4Generation 4: Open Concept

After 2010, new Irvine homes widely adopted open plans: kitchen, dining, living, and family rooms in one space, with wide sliding doors that merge indoors and out. These are the favorite of young families and newcomers and are common in newer areas such as Stonegate and Great Park.

One community can include several generations. Some established neighborhoods are mostly Tuscan, while later phases offer open plans, combining mature amenities with modern layouts.

5How to Choose

  • If you value land, yard, and privacy: consider early single-story or vaulted homes in established neighborhoods and update the interior.
  • If you value modern living, light, and open space: choose a fourth-generation open plan.
  • If you like European style and defined rooms: a Tuscan plan may suit you.

These categories come from touring experience, not official definitions. Always see each home in person.

FAQ

Q:Can low ceilings in older homes be raised?

Sometimes, by reworking the roof structure, but it involves engineering and permits and can be costly. Consult an architect and contractor.

Q:How can I brighten a Tuscan home?

Lighter shutters, more lighting, opening some walls, or adding sliding doors, depending on structure.

Q:What are the downsides of open plans?

Cooking smells and noise travel more, and there are fewer private spaces. Plan ahead if you work from home or live multigenerationally.
