A Strong Choice for Rental Cash Flow: Small Multifamily Homes (2–4 Units)

Investing · Multifamily

Investment property generally falls into two types: one you buy for appreciation, the other for cash flow. The first means competing for scarce assets; the second means getting the numbers right.

Key Takeaways

  • Two- to four-unit properties (duplex, triplex, fourplex) have separate units on one lot that can each be rented.
  • The triplex in this video is about two to three miles from downtown Los Angeles, with all three units renovated and separately metered.
  • Based on the asking price and conservative rents at the time, the gross yield was estimated above 6%; real returns must subtract taxes, insurance, repairs, vacancy, and management.
  • For cash-flow properties, look only at the numbers: what you put in, monthly income, and the likely exit price after several years.

1What Is a Small Multifamily Property?

A multifamily property has two to four separate dwellings on one lot, each with its own address, entrance, water heater, electric meter, and gas meter, rented to different tenants. In the US, 2–4 unit properties are generally financed with residential loans, while five or more units usually require commercial financing.

This triplex has two downstairs two-bedroom, one-bath units, and an upstairs unit occupying the full floor, roughly the size of both downstairs units combined, with a balcony. The rear has three parking spaces and a shared yard.

2Running the Cash-Flow Numbers

Using conservative estimates at the time: about $2,000 a month for each downstairs unit and about $3,500 upstairs, roughly $7,500 a month or about $90,000 a year. The asking price was about $1 million, with no Mello-Roos or HOA dues. After property taxes, the estimated yield at asking was above 6%.

That is a rough estimate. Real returns also subtract insurance, maintenance, vacancy, and management. These properties are in high demand; several groups toured the same day, so the final price was likely above asking, lowering the yield.

With cash-flow property, leave emotion out and look only at the numbers.

3Appreciation vs. Cash Flow

  • Appreciation: buy scarce assets such as ocean views, unique locations, and top schools. They are always in demand with strong long-term upside, but rental yields are often low.
  • Cash flow: buy properties with steady rental returns. The area may not be ideal for owner-occupants, but proximity to jobs keeps rental demand steady. As long as tenants pay, income is stable, with some appreciation too.

Neither strategy is right or wrong. It depends on your capital, risk tolerance, and goals.

4Regulations to Check Before Investing

In the City of Los Angeles, many multifamily rentals built before October 1978 fall under the Rent Stabilization Ordinance (RSO), which strictly limits rent increases and evictions; other properties may fall under California's AB 1482. Before buying, confirm rent control status, existing leases, and tenant situations.

When renting, follow fair housing laws and never treat applicants differently based on race, religion, national origin, familial status, or other protected characteristics. Consult a CPA and loan officer on tax and financing questions.

FAQ

Q:Can I use a residential loan for a 2–4 unit property?

Usually yes, and some programs allow you to live in one unit and rent the others. Ask a loan officer for details.

Q:How different are gross and net yields?

It depends on taxes, insurance, maintenance, vacancy, and management. Evaluate net operating income (NOI) against total investment.

Q:Is multifamily hard to manage?

More tenants mean more management. Consider a professional property manager, and include the fee in your returns.
